Greetings Allegheny Springs Homeowners -
The countdown is on with the Annual Meeting of the Members of the Allegheny Springs Condominium Association, Inc. just two weeks away. This year’s meeting is taking place on Sunday, August 4th, 2019 at 1:00pm in the Allegheny Springs Hearth Room. Due to the venue change, it is imperative that we receive your RSVP as soon as possible so that we can make sure that we have adequate seating available. If you are unable to attend in person, you will have the opportunity to listen to this meeting by phone by calling 1-605-472-5724 and entering participant code 732502#. If you plan to listen by phone, please make sure that we receive your proxy prior to the start of the meeting so that your vote will count in the budget ratification vote and the Board election.
At the annual meeting, there will be an election for three (3) Directors of the Board as allowed by the Association bylaws. Current Board members Voras Haynes, Kenny George, and Geoff Truslow (Commercial Representative) have expressed their intent to run again along owner Adam Kubicki (Unit 405) and Snowshoe Commercial Representative, Stephanie Dilley. Additionally, your bylaws provide for cumulative voting for Board elections only. This means that the one vote allocated to your unit is multiplied by the number of open positions on the Board (3), and you may cast those votes in any combination that you wish (one vote for 3 different candidates or multiple votes allocated to a single candidate to equal a total of three).
Ratification of the proposed Board-approved budget will also be on the agenda for the meeting. It is important to note that your Board has worked to keep your monthly HOA dues at a 0% average residential fee increase. Most of the budget is very similar to the prior fiscal year’s budget other than an increase in the maintenance reserve contribution and increases in some contracted services, which are offset by increases in interest revenue and a decrease in the propane, telephone, internet, and sewer expense lines. The increased reserve contribution will allow your Board of Directors and association management team to plan for necessary upcoming maintenance projects. We have also recently updated the reserve study which will assist with more accurate budget planning for larger expenditures on building components that are nearing the end of their useful life. Other adjustments in the budget include using a 5-year average approach in order to rely more heavily on actuals and trends in spending rather than just prior year amounts. Your Board of Directors is asking you to vote YES to ratify this budget.
